What is a Short-Term Rental?
A short-term rental is the rental of an entire furnished, privately owned house, townhouse, condominium unit, apartment, or other dwelling unit - or any portion of a dwelling unit for stays less that 30 days to transient guest or tourists. Properties advertised for stays of 30 days or less on platforms catering to travelers typically qualify as short term rentals.
Where can I have a Short-Term Rental?
STRs are permitted only in specific zoning districts, namely WB-3, WRR-1, WRR-2, WRB-1, and WRB-2, within the city limits of Whitefish. Property owners intending to engage in STR activities must obtain a Short-Term Rental Permit and Business Registration beforehand. It's important to note that timeshare, hotel, motel, and bed and breakfast uses are not classified as short-term rentals within this regulation framework. Do I need a Permit?
Yes, a permit is required for all short-term rentals within the City of Whitefish. Here's the process
- Determine the Zoning:
- Ensure your property is in an applicable zone (WB-3, WRR-1, WRR-2-WRB-1. WRB-2.)
- Apply for the Permit:
- Once you've confirmed the zoning, you can apply for the permit Short-Term Rental Application
- The application fee is $400 per year
- Once you've confirmed the zoning, you can apply for the permit Short-Term Rental Application
- Annual Fire Inspection
- The property will need to undergo an annual fire inspection to assure it meets safety standards
- Resort Tax Reporting:
- The owner/property manager is also required to report and remit the resort tax monthly Resort Tax Reporting Form
